The Reid (Linbro Park Ext.169)

The project is creating a lifestyle development in Linbro Park to the east of Sandton that will have access to the Gautrain, internal open spaces with wetland lakes. Exceed Africa’s services have been provided to integrate the vast wetland on the site along with the exiting farm dams into an attenuation facility, wetland sustaining open space amenity that will improve living quality of the development as well as the internal and downstream environments with improved runoff water quality.

Beverley Remedial School (The Bridge, Fourways)

    • Civil Services – internal and external water, sewer, stormwater, platforms and roads with upgrades on Robert Bruce and William Nicol Roads

    • Environment Services – the site was previous open and sparsely vegetated creating highly silt laden runoff from the site to the adjacent developments with the positioning of grass channels, sports fields and an attenuation facility the downhill residents no longer have silty runoff to handle and the discharges controlled runoff to the area piped stormwater systems.

The project created a remedial school in the upper market area of Fourways / Beverley in Johannesburg, with the intent to allow learners needing extra assistance to ultimately achieve their dreams.

Varsity College Sandton Expanded Parking

    • Structural Services – large keystone retaining walls up to 7m high and the new exit guardhouse
    • Environment Services – the site was previous open and sparsely vegetated creating highly silt laden runoff from the site to the adjacent developments with the positioning of grass channels, sports fields and an attenuation facility the downhill residents no longer have silty runoff to handle and the discharges controlled runoff to the area piped stormwater systems.

This project utilised existing college site area to formalise parking allowing more students to park on site and out of the surrounding road reserves. With the existing buildings, adjacent neighbours and watercourse, the space restrictions required evaluation of the parking layout holistically to ensure maximisation of the parking bays generated. The attached photos demonstrate the existing parking bay alignments and the new bay alignments. Exceed Africa in the process also unlocked further parking area for the client in the process through close liaison with the Johannesburg Roads Agency. This will allow further expansion of the parking in the near future to be confirmed once the regulatory processes have been completed.

Founders Hill College

  • Development – Upgrade and conversion of offices and industrial site into school facilities, with sports facilties and parking

This project took and existing industrial site and converted into school facilities from pre-primary to high school. The process involved converting warehouses buildings and offices into classrooms, administration facilities and a hall with the addition of the required parking, tennis and pool facilities.

Crawford Lonehill Prep Hall Foundation Lifting

  • Development – Upgrade and conversion of offices and industrial site into school facilities, with sports facilties and parking

    • Structural Services – Reinforcement of the foundations of the school hall
    • Project Management Services – Safety and contractor management to reinstate the stability of the hall and its foundations

This project required an alternative approach to reinforcing the foundations of hall. Although rock layers exist below the buildings on the site the rock surface is sloped and it has fill on it between the rock and buildings. Due to the nature of that old fill and the extreme rains experienced that year the hall was noted to have moved 15mm in one night. The foundations needed to be stabilised and the hall levels reset. Uretek provided a specialised product that is high pressure injection pumped into the foundations to fill any voids and and lift the building. The work took approximately a week and the cracks shown in the building were seen to have closed during the process, even though minor paint and patch work was required to properly restore the internal finishes.

Trinity Randpark Ridge New Pre Primary Building

Trinity Randpark Ridge obtained the house adjacent to their existing school and converted into a pre primary. The refurbishment, extension and conversion works in this project were just phase 1 of the pre primary creating essentially the first leg of a what will ultimately be a U-shaped building to facilitate the school registration requirements.

Winchester Villas Beams Replacement (Winchester Hills)

    • Structural Services – Design of the new beams and methodology for installation in occupied residential buildings

Winchester Villas is one of Balwin’s oldest and first residential developments and was constructed at a time when lintels were commonly utilised for beams. Having no SABS rating they can be unpredictable in the long term. In this case they had started sagging with the brick walls above them cracking and dropping with the existing lintel beams. Balwin wishing to maintain the integrity of their development and reputation sought Exceed Africa’s structural engineering services to replace the garage and veranda beams, on the eight town house complex units, with a long term solution. The new beams consist of I-beams that have been well installed to keep the appearance of the complex and ensure no future issues with safety and the beams going forward.
